The affordability page was the first thing that told me a number I could argue with. It showed which limit was actually binding — the debt ratio, not the down payment — and that changed what I did next.
Denver, Colorado · a demonstration site
Every mortgage is an ascent. Here is the whole route, before you start.
Nine calculators, twenty programs, and an honest number on every screen. Copperline is a fictional lender built to show what a mortgage site can be when nothing on it is guessed.
Nothing here is a quote. Every figure is an illustration produced by the calculator on the page.
What a payment is made of
A payment is a core sample, not a number.
A rate quote describes one stratum. The bill that arrives every month is the whole column: the loan, the county, the insurer, and — until the balance falls far enough — the mortgage insurer too. This is $525,000 at 12% down and 6.5% — an illustration, not a quote.
- Principal & interest
- $2,920The only part most quotes mention.
- Property tax
- $241Set by the county, not the lender.
- Homeowner's insurance
- $150Your policy, escrowed monthly.
- Mortgage insurance
- $239Falls away around month 97 at this rate.
- HOA dues
- $45Only if the property has an association.
- Every month
- $3,594
Each block is drawn to scale. Move the pointer over it.
Twenty programs, six worth knowing first
Different routes, the same summit.
First-time buyer
Lower down payments, more forgiving credit, and someone explaining each step.
Read the pageFixed rate
One rate, one payment, thirty years. The plain option, and often the right one.
Read the pageFHA
3.5% down with mortgage insurance for the life of most loans — worth modeling.
Read the pageVA
No down payment, no monthly mortgage insurance, one funding fee to weigh.
Read the pageJumbo
Above the conforming limit, where reserves and documentation get serious.
Read the pageInvestment
Rental income, DSCR and the arithmetic that decides whether a deal works.
Read the pageThe instruments
Nine calculators, each on its own page.
Every one recalculates as you type, draws its own graphs, keeps its inputs in the URL so a result can be sent as a link, and states its assumptions on the page.
Buying Before there is a loan — what you can carry and what it costs.
Owning Once the loan exists — where the money goes and how to end it sooner.
Programs The specific arithmetic of VA, FHA and paying the rate down.
Illustrative example only — not a rate quote, not an APR offer, and not a commitment to lend.
From first conversation to keys
The route, with the hard stretch marked.
No timeline promises: how long a file takes depends on the property, the appraiser and how fast documents come back. What we can tell you honestly is the order, and where the ground usually steepens.
01Day 0
Pre-qualification
A conversation and a soft look at the numbers. No credit pull that matters, no commitment, and a realistic price band at the end of it.
02Days 1–5
Pre-approval
Income, assets and credit actually verified, so the letter you take to an offer means something to a listing agent.
03Weeks 1–3
Offer and appraisal
A contract, then an independent opinion of value. This is the stage that most often moves the timeline, and the one nobody warns you about.
04Weeks 2–5
Underwriting
The file is read properly. Conditions come back, you answer them, and the loan is cleared to close.
05The day
Closing
Final figures, signatures, funding, keys. The payment you modeled on this site becomes the one that arrives.
Written for this demonstration
What people say they actually used.
These six stories were written to show what a testimonial section looks like. They are not real clients, there is no rating, and no review count is claimed — Copperline is a fictional company.
