Where the funding fee percentage comes from
The percentages this page applies are the VA's published funding fee schedule for purchase loans closed on or after 1 April 2023. They are the real published percentages rather than numbers this demonstration invented — but the dollar amount they produce here is still only an illustration of your inputs, and the schedule can be changed by the VA at any time.

What this page assumes
- The funding fee percentages are the VA's published purchase schedule for loans closed on or after 1 April 2023. The dollar figure they produce here is an illustration of your inputs, not a fee anyone has quoted you.
- Eligibility for a VA loan is determined by the VA and by a lender's underwriting — never by a calculator. This page does not model entitlement, the certificate of eligibility, county limits, or whether an exemption applies to you.
- The funding fee is assumed to be financed into the loan. It can also be paid in cash at closing, which lowers the balance and the payment. Refinance and cash-out transactions carry their own separate percentages that this page does not cover.
- VA loans carry no monthly mortgage insurance, so none is charged here at any down payment.
- Property tax is a flat percentage of the price and is never reassessed; insurance and HOA dues are held flat for the whole term. In practice all three move.
- The rate is fixed, every payment lands on time, and no closing costs, points, escrow shortfall or prepayment are modeled.
