What a Investment Property Loans actually is.
Investment financing splits into three families: agency conventional loans, which are cheapest but capped at ten financed properties; DSCR loans, which qualify on the property rather than the borrower; and portfolio products, which are whatever an individual balance sheet is willing to write.
Conventional Fannie Mae financing is normally the cheapest option for the first few rentals, in exchange for full personal income documentation. Past the agency property cap, or where tax returns understate real cash flow, DSCR loans become the usual alternative — they cost more and ask less.
The small print is where investment loans actually differ: whether title can vest in an LLC, whether escrows can be waived, what the prepayment penalty looks like, and whether several properties can sit under one blanket loan. Those terms are worth more attention than a quarter point of rate.
