What this site is

A demonstration of a mortgage website template, built by Studio Alpenglow.Copperline Home Loans, LLC does not exist. It is a fictional lender invented so that a template can be shown with realistic-looking content. It holds no license, has no NMLS identifier, has never originated a loan and cannot originate one. Every person, review, office, phone number and email address on this site was invented for the same reason.

Using the site means reading it and typing into calculators that run in your browser. There is no account to open, nothing to buy, nothing to sign and no service being supplied. If you were sent here expecting a lender, you have the wrong site, and the real one will have a license number on it.

Nothing here is an offer of credit

No page, number, table, calculator result or form response on this site is a quote, a pre-approval, a rate lock, a commitment to lend or an application decision. Nothing here creates an obligation on anybody, in either direction. Therates page does not publish rates; it explains why the numbers on a lender's rate table are usually less informative than they look.

The calculators

The arithmetic is real and is done in the open: each calculator states its assumptions on its own page, and the formulas are the standard ones. What the arithmetic is fed is whatever you type. Program rules that are facts — the VA funding fee tiers, the FHA upfront premium — are stated as facts about the program. Everything else is an illustration of your inputs.

A payment estimate is not an underwriting decision. Real qualification depends on a verified credit report, verified income and assets, the property, the program and the market on the day, and only a licensed lender can carry it out.

Forms

Every form validates in your browser and then discards what you typed. There is no server, no database and no third-party form service. Please do not type anything into them that you would mind losing, and please do not type anything sensitive into them at all — not because it would be transmitted, but because there is no reason to.

Content and ownership

The design system, the copy, the icon set, the illustrations and the code are the work ofStudio Alpenglow and are presented here as a portfolio piece. The brand marks of any real company do not appear on this site. Where a regulatory mark would appear on a real lender's site — the Equal Housing Lender logo in the footer, for example — it appears here because the template has a place for it, and thelicensing page says so plainly.

Links to other sites

A handful of links leave this domain: the social profiles in the footer, and any reference to a regulator or a government program in the learning material. Those sites are run by other people under their own terms and their own privacy policies. This site makes no request to any other host while you are reading it — following a link is your decision, not something the page does on its own.

No warranty, and what that means here

The site is provided as it is. The arithmetic has been checked, but a demonstration is not audited software, and nothing on it should be relied on for a financial decision. The honest version of a warranty disclaimer, on a site like this, is simply: do not act on anything here. Take the question to a licensed lender in your state.

Governing law

This page carries no governing-law clause and names no venue. A real agreement needs two parties, and one of the two named on this site is fictional. Inventing a jurisdiction would be a small lie of exactly the kind the rest of this site is written to avoid. A real version of this business, based in Denver,Colorado, would name its state's law here and would specify where a dispute would be heard.

Changes

This page has no revision history and no effective date, because it is part of a template that changes whenever the template changes. A live site would date every version of this document and keep the previous ones available.
