Bridge loans solve one of the most stressful problems in real estate: needing equity from your current home to buy the next one — but not being able to sell first.
With a bridge loan, you tap up to 80% of your current home's equity to use as down payment on the new home. Then you sell on your own timeline, and the bridge is paid off from the sale proceeds.
It's short-term financing, so rates are higher than a traditional purchase loan. What you are buying with that premium is the ability to make a non-contingent offer, which in a competitive market is often the difference between a contract and a lost bid.
