What a DSCR Home Loan actually is.
DSCR loans are the workhorse of modern real estate investing. By qualifying on the property's cash flow instead of the borrower's personal income, they route around the documentation problems that make conventional lending awkward for self-employed investors.
The math is simple: monthly rent ÷ monthly PITI must equal 1.0 or higher. If the property cash-flows, the loan is approvable.
DSCR programs are written against single-family rentals, small multifamily and short-term rentals. The questions worth asking a real lender are how it treats short-term rental income, how many months of reserves it wants, and what the prepayment penalty is — nearly all DSCR loans carry one.
